1) Temper the Holiday Décor: While the special decorations can give your home a little extra shine, too much can make your home look cluttered and distract buyers. More general winter decorations (as oppose to religious themes) will make everyone feel comfortable.
2) Check Your Real Estate Agent’s Availability: Even with Christmas, New Year's, school breaks and trips, you need an agent who is available and on top of selling your home.
3) Target Motivated Buyers: People looking for a home during the holidays are usually on a deadline (relocating for a job, investors on tax deadlines, college students and staff, military personnel and etc.). Consult with your agent on how to get your listing in front of them.
4) Price to Sell: If you are on a deadline, gradually making small price reductions may delay the sale. If your real estate agent advises you to list on the low end, that’s a smart strategy!
5) Up the Curb Appeal: Without your landscape’s greenery, your home’s exterior needs to be at its best. Touch up paint, clean gutters, spruced yard and safe walkway needs to top your list.
6) High Quality Home Photos/Video: Colorado’s winter weather motivates more buyers to start their house hunt online. So your home’s first impression needs to be lots of flattering, high-quality photos (include summer or spring photos too). A video tour will help people with limited time to tour homes.
7) Offer a Warm Welcome: On those extra cold days, buyers appreciate walking into a cozy home! Crank up the heat, play soft classical music and offer homemade holiday treats.
